Prospective tenants in Colorado have the right to provide the landlord with a credit screening report dated within the last 30 days and at no cost to landlord. If the prospective tenant provides such a screening report to the landlord, the landlord is prohibited from: (i) charging the prospective tenant a rental application fee, or (ii) charging the prospective tenant a fee for the landlord to access a tenant-generated screening report.

Cornerstone Residential, LLC obtains a credit report on each occupant over age 18. This credit report will be part of a scoring model. Approval will be based on the indicators of future rent payment performance. A positive credit score must be obtained for the approval process to continue, or an additional deposit or guarantor may be required. If applicant takes exception with the credit findings, he or she is responsible for contacting the credit bureau.
